There are three primary factors in Real Estate: Size, Condition, and Location.

 

These will determine the price that you will pay for your home, which is all dependant on the level of competition. In a Seller's market, there is likely to be a high amount of competition, which will drive the price of the home upwards, given that the one or all of the primary factors make it desirable. In a Buyer's market, the exact opposite is true, you likely experience far less competition and will very likely achieve a much more favorable sales price. It is still possible to run into competition in a Buyer's market if the primary factors make it desirable to other Buyer's in the market.

It is very unlikely in any market that you will find a home that satisfies all three factors (size, condition, and price) without going up against steep competition. In these highly competitive scenarios, it is crucially important that you have a skilled negotiator in your corner that can uncover the terms that matter most to the Seller in order to help you get the winning bid and achieve terms that are still favorable to you as the Buyer.

If price isn't an issue, that's wonderful, we can get you into a home that has everything you ever dreamed about. For most of us though, price most certainly matters. Depending on the current market, it may be necessary to compromise on one of the primary factors in order to ensure you achieve other factors that are more important to your buying decision.

This is a serious deliberation point and may require you to test the market to better understand what really is important to you and anyone else living in the home. Take some time to decide, as buying a home is a very important decision.
